Before undertaking any masonry, exterior renovation or restoration work, it’s essential to know whether your building is subject to a SPAIP (Site Planning and Architectural Integration Program).

What is a SPAIP?
The SPAIP is a regulatory tool used by several Montreal boroughs to control work carried out on certain buildings or in certain sectors. It does not replace a building permit, but adds evaluation criteria at the permit application stage.
The objective of the SPAIP is to :
Preserve the historic or architectural character of the neighborhood;
Ensure harmonious integration of materials and interventions;
Avoid major visual alterations to buildings of heritage interest.
What types of work can be covered by an SPAIP?
The SPAIP does not apply to all types of renovations, but it does become mandatory for several types of projects visible from the public space, such as :
Restoration or modification of facades (masonry, cladding, color)
Replacement of windows or doors
Modification of building volume (extension, addition of storey, etc.)
Addition or removal of architectural elements (gallery, cornice, marquee, etc.)
Masonry work on old or listed buildings
How do you know if your building is subject to a SPAIP?
Your building may be covered by an SPAIP if it is :
In a heritage district designated by the city;
In a district with a protected overall character (such as the Plateau, Outremont, Villeray, etc.);
If your building is classified or recognized by the Ministère de la Culture or the Ville de Montréal.
