What is Bill 122? (Mandatory inspection of facades on buildings of 5 storeys or more)
Adopted in 2013 following serious incidents involving falling façade materials, Bill 122 was put in place by the Quebec government to protect public safety. It mandates periodic façade inspections for all buildings with 5 or more storeys above ground, whether residential, commercial, institutional or heritage.
In concrete terms, the law requires owners to :
Have the façade inspected by an architect or engineer as early as the 10th year after construction.
Repeat the inspection every 5 years to monitor the condition of the masonry.
